Facilities Maintenance Technician 1
Job Summary: The Facilities Maintenance Technician 1 performs maintenance services to all Company facilities. This position is also responsible for maintaining repair cost, reporting the status of facilities maintenance request, diagnosing needed repairs, and performing facilities repair services.
The incumbent in this position is expected to model the following practices daily: 1) Demonstrate alignment with the company's mission and core business values; 2) Collaborate with key internal/external resources; 3) Participate in ongoing self-development.
Essential Functions:
- Models, promotes, reinforces, and rewards the consistent use of HOLT’s Values Based Leadership (VBL) tools, models, and processes to ensure alignment with our Vision, Values, and Mission
- Must be a self-starter with the ability to work independently under minimal daily supervision
- Performs maintenance, repairs and upgrading of facilities and grounds, including basic electrical, plumbing, carpentry, and HVAC
- Assures all work is completed safely, on-schedule and according to specification
- Prioritizes tasks/assignments
- Monitors, evaluates, and reports ongoing status of facilities, buildings, and equipment to ensure that they meet or exceed operational requirements
- Determines timely, efficient, and cost-effective maintenance methods to ensure alignment with organizational needs
- Manages and monitors costs by auditing invoices in effort to meet budgetary guidelines
- Communicates with contractors and vendors regarding service requirements, costs, etc.
- Provides support and services to Business Units to accomplish their objectives on projects and activities
- Receives and completes work orders while maintaining accurate records on material and labor used
- Inspects work to ensure the jobs are completed and areas are clean
- Teams up with building principals and supervisors to complete assignments
- Continuously expands knowledge base and abilities and keeps abreast of current technologies· Have an eye to detail and quality of work product
- Requires regular and punctual employee attendance and record keeping
- Works safely always and adheres to all applicable safety policies; complies with all company policies, procedures, and standards
- Performs other duties as assigned
Knowledge, Skills, and Abilities:
- Ability to hang ceiling grid and tiles
- Knowledge of drywall – tape, bed, texture, and paint
- Ability to perform door adjustments and maintenance, including lock replacement
- Knowledge of ability to operate scaffolding, ladders, boom lifts and scissor lifts
- Understanding of flooring carpet, tile and cove base removal, replacement, and installation
- Ability to operate hand tools, power tools, pneumatic tools and equipment used in mechanical repair
- The ability to make precisely coordinated movements of the fingers of one or both hands to grasp, manipulate or assemble very small objects
- Ability to replace lights
- Understanding of the function breakers serve
- Safety protocols pertaining to electrical repairs - LOTO
- Ability to repair most restroom under-sink and fixture plumbing
- Knowledge of the steps to make repairs to prevent flooding
- Ability to unclog a drain
- HVAC Systems
- Some experience in the field working-on and troubleshooting HVAC repairs
- Ability to successfully operate computer systems, including but not limited to:
- Microsoft Office
- Mobile devices
- CMMS for work order processing
- Automatic Logic Controls systems
- Typing skills
- Knowledge of safety procedures as they relate to general maintenance operations
- OSHA training/certification
- First Aid & CPR training
- Ability to safely operate motor vehicles
- Boom/scissor lift training
- Forklift certification
- Ability to read, write, understand, and communicate information
- Ability to work independently and within a team in a fast-paced, high-volume environment with emphasis on accuracy and timeliness
- Ability to work with all levels of personnel within the organization
Education and Experience:
- High school diploma or equivalent required
- 2 or more years of related work experience preferred
Supervisory Responsibilities:
- None
Travel:
- Up to 50% travel, to include overnight
- Valid driver’s license required
Physical Requirements:
- Must be able to move objects and use abdominal and lower back muscles to provide support over time without fatigue
- Frequently moves materials or equipment weighing up to 50 pounds
- Constant movement and use of limbs; this position requires good manual dexterity, coordination, and stamina
- Climbs up and down ladders and/or uses lift equipment to reach heights as needed
- Must be able to maneuver safely and work underneath equipment
- Routinely reacts to visual, auditory, and other signals, including alarms and instructions and is required to visually inspect work
Work Environment:
- Regularly works indoors in non-controlled environmental conditions and around moving mechanical parts, unfavorable fumes and odors and hazardous chemicals
- May be exposed to weather extremes when working outside in conditions that include inclement weather, heat, cold and humidity
- Includes exposure to sounds and noise levels that are distracting or uncomfortable
- Exposure to contaminants, small quantities of chemicals, dust, steam, high-pressure water, and high-speed rotating equipment
- Requires wearing specialized protective or safety equipment
- Required to perform work in cramped spaces and/or high places up to 50 feet
