JOB DESCRIPTION SUMMARY:
Responsible for managing the physical maintenance and operations of Real Property and building systems across a multi-location portfolio. Responsible for managing multiple projects simultaneously and will be required to regularly visit all locations within their assigned territory. Proactively inspect/survey properties, structures, and buildings to identify repair, update, and improvement opportunities. Provide exceptional customer service to all Ohio Machinery associates. Work directly with Operations staff to establish a regular site evaluation schedule. Negotiate, authorize, and manage contracted services for maintaining the aesthetics and overall integrity of Real Property as they relate to the Facilities department accountabilities. Engage third-party contractors and consultants when necessary to determine the most appropriate solutions to Operational requests and needs. Collaborate with Facilities team to ensure services are consistent with other properties and aligned with the company vision. Develop scope of work and high-level budgets for various projects. Execute projects efficiently to ensure budget and schedule parameters are met. Participate in preparing annual maintenance budgets. Identify capital improvement opportunities and prepare multi-year investment projections.
Work directly with Safety & Environmental Manager to ensure buildings and grounds are compliant with Ohio Machinery safety protocol.
Must be self-motivated and able to appropriately prioritize and manage a diverse workload across all locations. Must be efficient in a fast-paced work environment with high-performance expectations. Must have the ability to accommodate workloads to support new corporate initiatives. Must work collaboratively with departments across four main divisions of operations. Ability to respond 24-hours a day to emergency situations and work weekends if needed. Microsoft Suite of products. Must have strong interpersonal skills and the ability to work in a team environment. Responsibility for follow-up on actions based on various team projects. High organization skills in managing multiple projects simultaneously. Ability to perform and manage technically complex projects using independent judgment and personal initiative. Build strong internal and external relationships using effective verbal and written communication skills. Recognize and act on opportunities; adjust direction when the situation warrants. Work independently without regular direct supervision. Must be a provider of excellent customer service.
Bachelor's degree in Facility or Construction management/Business or equivalent experience required – Bachelor's degree preferred.
Eight to ten years of experience in the related field, preferably Facilities, project, or Construction Management.
Familiarization with reading/understanding lease agreements and contracts
Experience reading blueprints. Knowledge in HVAC, Plumbing, Electrical, and general building systems and infrastructure. Must have a valid driver’s license with a clean driving record.
MINIMUM PHYSICAL REQUIREMENTS:
Primary functions require sufficient physical ability and mobility to work in an office setting; to stand or sit for prolonged periods of time; to occasionally stoop, bend, kneel, crouch, reach, and twist; to lift, carry, push, and/or pull light to moderate amounts of weight; to operate office equipment requiring repetitive hand movement and fine coordination including use of a computer keyboard, and to verbally communicate to exchange information. The noise level in the work environment is usually quiet in office settings and moderate to loud in other situations, with both constant and sudden loud noises possible.
